Charentaise house currently run as Chambres d'Hôtes about 15 minutes from both Cognac and Jarnac.

House

Ground floor

The front door opens into an entrance hall with tiled floor, exposed stone walls and exposed beam ceiling. To the right a doorway opens into a large reception room (36 sq m) with tiled floor, exposed beam ceiling, fireplace and French windows opening onto the side garden. To the rear of the hall a passageway leads to a WC and then on to a laundry room (18 sq m) with plumbing for washing machines and which also houses the boiler. To the left of the hall a doorway opens into a large farmhouse kitchen (36 sq m) with fitted units, tiled floor, exposed stone walls, exposed beam ceiling and a large traditional stone charentaise fireplace. From here a doorway opens into a utility/store room (18 sq m) with wall-to-wall cupboards for storing sheets, towels etc. From here a door leads to a second entrance hall (12 sq m). To the left of this a door opens into an office (13 sq m) and then through to a very large reception room (63 sq m). This room has a tiled floor, exposed beam ceiling, exposed stone walls and a huge fireplace that fills one end of the room - the fireplace lintel is 5 metres long! This room was once an animal barn and the hay feeders are still present.

First floor

The staircase in the main entrance hall rises to a large first floor landing. To the left a door opens into a bedroom (18 sq m) off which is a large ensuite bathroom (12 sq m). To the right is a corridor off which is a WC and a bedroom (18 sq m) with ensuite shower room. At the end of the corridor is a further bedroom (16 sq m) with a mezzanine and an ensuite shower room.

Second floor

The staircase rises to a large landing on the second floor. To the left is a bedroom (17 sq m) with an ensuite shower room. There is also a walk-in storage room (6 sq m). To the right is a small landing off which is a WC, a small bedroom (6 sq m) and a further bedroom (17 sq m) wih ensuite shower room.

Garden

The garden lies to the front and side of the house and covers about 760 sq m - with lawn and gravel areas as well as some large trees. There is a large porched entry, a double garage and a small workshop. There is room for a good size pool in the garden to the side of the house.

This is a large house not far from the popular riverside town of Jarnac. It is up and running as a chambres d'hôtes but could equally be used as a family home. The decoration will not be to everyone's taste! A nearby water tower may deter some, but to others it may be a useful reference point for giving directions to guests.
