Tiliva Resort is on the northern coast of Kadavu Island approximately 10 minutes from the stunning Astrolabe Reef where world famous diving and game fishing reefs are the main attractions while weddings and honeymooners and families being the secondary holiday market.

Tiliva Resort is the only middle market resort on this end of Kadavu, the rest being back packers so the resort receives those guests who wish to dive the reef but stay in comfortable surroundings with great amenities. There are two flights a day to Kadavu, one from Nadi International Airport and one from Suva (the capital city).

Tiliva Resort comprises;

Bures: (Bungalows) All the bures are set back about 20 yards from the beach and are nestled in the trees for privacy. The bures are built of solid block offering full en-suite facilities, high wooden ceilings, fully tiled throughout and have a side deck and front veranda. All the doors and windows are meshed against mosquitoes.

The six bures are approx: 6 metres x 6 metres with a covered front veranda of approximately 2 metres wide.

Main Building: The main building houses, reception, dining room, back office, bar, porch area, kitchen, staff shower and toilet and male/female toilet for the guests. This again is tiled throughout and has high wooden ceilings. The approximate size is:

It has steel framed timber blade louver windows with mesh and timber framed doors with fly screens.

The porch is the main attraction which is open throughout to catch the breeze from the south east tradewinds. It is of a high elevation on the same level as some coconut trees and from where you get a terrific view of the Kadavu parrots flying past.

Land: There is 18 acres of native leased land on a 99 year lease with 93 years left to run of which approximately four acres have been developed. The remaining acreage could be further developed with more bures (bungalows) whilst at the same time having income from the resort. Alternatively it could be divided into plots and subleased to individuals to build their holiday home.

Electricity: There is 24 hour electricity and we generate our own power with an inverter system and batteries. We run the generator for approximately four to five hours in the twenty-four hours and when the generator is off the batteries take over and supply the power.

Water: Water is natural spring water which comes from the mountains, gravity fed and stored in five 1,000 gallon tanks. Each 1,000 gallon tank feeds two bungalows and there are two 1,000 tanks for the main building.

Diving: Our dive shop is near the beach and is fully equipped with compressor, 18 tanks which are still in service, wet suits, fins, snorkel etc. There is also a 28 feet dive boat with 150 hp engine and 30 hp kicker that takes the guests diving on the reef. This boat can also be used for transfers to/from Suva (the mainland capital). Two other open fibre boats are used by the resort as run arounds.

Business: The resorts main tourism market is from the United States and Europe with growing demand from Australia, NZ and Asia. The resort has been successfully operating for 5 years and all the hard work has been completed building both the resort and the business. It presents an ideal opportunity for a new owner to step in and take over the resort business. The resort is marketed to clients through a network of travel agents so it is now well established.

The relationship with the local village is extremely good and many of the villagers helped build the resort and now work there.

There is an opportunity to either further develop the 18 acres or sublease plots for holiday homes. With 18 acres and absolute beachfront all within ten minutes from the famous Astrolabe Reef, the property offers a great deal of future potential.
